At a Glance

 Parking – HAY BARN

• There are 3 dedicated parking spots for the Hay Barn.  They are approx 20m away from the front entrance of the Hay Barn.

 Access with steps – HAY BARN

• The Hay Barn has a stepped access (1 x 160mm step) into the main front entrance.
• The back garden patio access also has 1 step (80-100mm) leading from the each bedroom doors to the private back garden which is a mix of slate chippings and slabs.
• There is a separate WC on the ground floor entrance of the Hay Barn.
• There is a single flight of oak wooden floor steps leading from the entrance hall to the open plan living area.
• The handrail is to the right and there is a wall on the left.
• There are 14 steps, each measuring 190mm high, 245mm deep and 820mm wide.

 Bedrooms – HAY BARN

• We have non-allergic bedding if requested.
• Bedrooms are accessed from the main entrance hall at ground level.
• Super-king beds can be split into twin beds if required in two bedrooms.
• Bedrooms have ceiling lights, and bedside lamps and natural daylight.
• Bedroom furniture is moveable, to aid accessibility.
• The bedroom doors are 760mm wide.

 Hearing – HAY BARN

• There is a SMART TV with subtitles and options for sound/listening improvement.
• The acoustics in the Hay Barn are very good.

 Visual – HAY BARN

• We have information in large print on request.
• There is lots of natural light with rooflights and windows giving plenty of light.
• There is good contrast between cupboard and worksurfaces.

 Path to main entrance – HAY BARN

• Level access from the car parking spaces to the front entrance step.

 Main entrance – HAY BARN

• The main entrance has 1 step x 160mm to enter.
• The door is 1010mm wide or more.
• The main door is hinged on right, opens outwards and manual.

Getting around inside 

Bedroom one – HAY BARN

King (1500mm) Bedroom

• The route to the bedroom is 740mm wide, or more. The bedroom door is 760mm wide. It opens inwards hinged on the left.
• There is 970mm on the left and 700mm on the right space at the side of the 1500mm bed.
• The bed is 670mm high.
• The bathroom door is 760mm wide.
• The bathroom has an overhead shower over bath.  The shower head position is adjustable.
• The ensuite has a wall hung toilet (480mm from floor) and basin (810mm from floor).
• The tap is lever operated.
• Limestone underfloor heated bedroom floors and french doors leading to a private garden (1260mm-1280mm).

Bedroom two – HAY BARN

Super-king (1800mm) or Twin (900mmx2) Bedroom

• The route to the bedroom is 1060mm wide, or more. The bedroom door is 760mm wide. It opens inwards hinged on the left.
• When made as a super-king bed, there is 1000mm on the left and 430mm on the right space at the side of the 1800mm bed.
• The bed is 600mm high.
• The bathroom door is 760mm wide.
• The bathroom has a level access shower wetroom.  The shower head position is adjustable.
• The ensuite has a wall hung toilet (480mm from floor) and wall hung basin (760mm from floor).
• The tap is lever operated.
• The walls and the bathroom fittings have high colour contrast.
• Limestone underfloor heated bedroom floors and french doors leading to a private garden (1260mm-1280mm).

Bedroom three – HAY BARN

Super-king (1800mm) or Twin (900mmx2) Bedroom

• When made as a super-king bed, there is 380mm on the left and 1000mm on the right space at the side of the 1800mm bed.
• The bed is 600mm high.
• The bathroom door is 760mm wide.
• The bathroom has a level access shower wetroom.  The shower head position is adjustable.
• The ensuite has a wall hung toilet (480mm from floor) and wall hung basin (810mm from floor).

Kitchen – HAY BARN

• From the main entrance to the kitchen, there is a single flight of 14 steps. 
• The kitchen, dining and lounge area is open plan.
• It has a galleried oak framed area full of natural light.
• There is a SMEG fridge/ice box measuring a height of 1680mm.
• The hob is available at a height of 900mm.
• The sink is available at a height of 890mm.
• Worktops are 920mm above floor level.
• The ovens are available at a height between 650mm and 900mm.
• The table and plates have high colour contrast.
• The kitchen table measures 2850mm by 900mm with an underspace of 610mm.
• All crockery, cutlery, pans etc available from base units.
• First floor flooring is underfloor heated oak flooring.

 Lounge – HAY BARN

• The lounge area is open plan with the kitchen/dining area.
  There are 2 x spacious 4 seater leather and tweed sofas (400mm height) and a further 2 seater leather sofa and 3 seater bench (470mm height).
• The SMART TV allows for subtitles and audio options.
• The TV/DVD furniture stand is at 480mm from floor level.
